One of my favorite parts of what we do is surprising people with something they've been waiting for, and this week was no exception. We kept hearing requests for another Virginia property, and I’m glad we made it happen with The Malone.
On the world news front, it’s been another busy week. As someone who’s been getting more into F1 lately and who loves “Drive to Survive” on Netflix, I’m pretty pumped about what’s coming next given the recent headlines.
Let’s get into it.

This week, Walmart made headlines by announcing a sweeping partnership with OpenAI, rolling out ChatGPT-powered shopping across its massive retail operations. Through the new system, customers can use natural conversation in ChatGPT to browse Walmart and Sam’s Club products, check prices and availability, and make purchases, all without opening a website or app. If you know what you want, just type it, and the AI does the rest. Welcome to the future of retail, where shopping happens by chat, not click.
From typing to talking: how it works
Walmart’s ChatGPT integration lets you order items, from groceries to gadgets, by simply describing what you need. The system suggests specific products, confirms inventory, and processes payments via Walmart’s Instant Checkout using trusted partners like Stripe. Currently, the feature is limited to single-item purchases, but Walmart promises multi-item cart support and a broader product range are right around the corner.
What’s different, and what comes next?
Walmart’s ChatGPT shopping isn’t just a new tool; it hints at a seismic shift in consumer behavior. Instead of scrolling endless aisles, customers can have quick, tailored chats that mimic the best parts of an in-store conversation with a helpful associate. Over time, this tech could be integrated into Walmart stores themselves; imagine AI kiosks helping shoppers who want advice, comparisons, or a speedier checkout. If it catches on, expect more retailers to blend human and digital touchpoints while relying on AI to guide everything from product placement to personalized deals.
Will this change how we shop?
Industry experts are calling this a “turning point” for conversational commerce. By embedding Walmart directly in ChatGPT, the company gets front-row access to one of the world’s largest user bases for AI and builds a retail experience that reflects how people actually talk. It’s a major challenge to Amazon, Instacart, and every other retailer experimenting with AI assistants. If the model works, analysts expect rapid copycats, as well as a shift where retailers compete for position in the “AI shopping aisle” as much as they do for Google searches or store space.
The trust factor
As AI moves deeper into retail, the relationship between brands and buyers faces new tests. Will consumers trust chatbots to make smart suggestions, flag price drops, or recommend healthier picks? As Walmart hones its algorithms, shoppers will get a front-row seat to a new kind of brand loyalty shaped by conversation, responsiveness, and genuine value rather than flashy ads or crowded aisles.
The big takeaway
Walmart’s move signals that the future of shopping is likely to be more conversational, seamless, and AI-driven than ever before. For busy consumers, that means less hunting and more instant results. But as conversational commerce grows, the trust consumers place in brand, bot, and backend will be more important than ever in deciding who gets left behind.

Over $70,000 has already been raised in The Malone, a proven PadSplit property located in Petersburg, Virginia. This is a well-established submarket just south of thriving Richmond. Featuring 8 bedrooms and 4 bathrooms across more than 2,800 square feet, this corner-lot home sits less than two miles from I-95, combining great accessibility with strong tenant appeal.
Current rental rates are approximately 14% below the neighborhood average for the 23803 zip code, giving our new ownership clear room to increase returns. This marks an ample opportunity to further optimize performance and unlock additional value for investors from day one.
The Malone's projections show a 9.6% Year 1 yield and $52,000 in post-PadSplit fee income, before even factoring in any rent growth. This is alongside a $10,000 seller credit and robust long-term performance indicators, including a 14.7% average yield during the hold period and 15.3% levered IRR.
With strong fundamentals, below-market rents allowing for big upside, and immediate income potential, The Malone offers investors a chance to own a thriving property in the high-demand Virgina market.

Matt Haig’s The Midnight Library is a clever riff on second chances, dropping Nora Seed into a magical library where every book is a different version of her life. Feeling hopeless, Nora explores what might have been, from stardom to small-town pub owner, only to find each possible path has its own troubles much like her actual life path.
Haig keeps things brisk and full of heart throughout the novel. Instead of sugarcoating alternate realities, he shows that regrets are just detours, not ultimately the solutions we might expect them to be. The story balances serious questions about purpose and happiness with plenty of charm and a few hilarious moments.
By the end of this one, you will get a gentle nudge to look around and appreciate what’s real. A true lesson in gratitude, this is a fast, thoughtful read, perfect for anyone who’s ever wished for a redo or just wants a witty guide to finding joy in the present.
⭐ 4.78 / 5.0 in my book (no pun intended)

Archaeologists have found pots of honey in ancient Egyptian tombs still perfectly edible after thousands of years. Its low moisture and acidity keep bacteria away, making it the world’s sweetest natural time capsule.
