Ever get the feeling everything is happening all at once these days? You open the news and see AI launching a new product every 12 minutes, regulators scrambling, the NBA in another scandal, and the Dodgers mashing their way to the World Series (again). There’s a strange comfort in the chaos, though: it means opportunity is truly everywhere for those willing to go after it.
That’s exactly how we feel here at mogul…every week is full of new challenges, new ideas, and a blank canvas to continue to redefining the real estate industry. It’s a great feeling, and I for one am pumped for what’s ahead.
Anyway, that’s enough from me. Let’s get into it.

🚀 European Aerospace Giants Unite to Challenge Starlink - In a strategic move to bolster Europe's position in the satellite industry, Airbus, Thales, and Leonardo have agreed to merge their satellite manufacturing operations. This collaboration, codenamed "Project Bromo," aims to create a formidable entity capable of competing with Elon Musk's rapidly expanding Starlink network. The new venture is slated to commence operations in 2027, pending regulatory approval. I'm going to be honest: I love that they have that project name for something of this scale.
🎲 NBA Rocked by Gambling Scandal: Billups & Rozier Arrested - NBA Head Coach Chauncey Billups and Miami Heat guard Terry Rozier were arrested in a federal investigation into illegal gambling and game manipulation. Rozier is accused of conspiring with gamblers to influence his performance in a 2023 game, while Billups faces separate gambling-related charges related to the mafia and rigging poker games with x-ray tables and special glasses, among other things. This marks a major escalation in the NBA’s ongoing gambling scandal, following earlier cases involving players banned for rigging games to cover debts. Crazy situation, which is sure to get even crazier going forward.
☁️ AWS Hit by New Connectivity Issues After Global Outage - Earlier this week, Amazon Web Services (AWS) suffered a major connectivity outage that disrupted operations for clients around the world. The incident affected countless sectors, from airlines to Netflix, and yes...even one unlucky luxury mattress company whose internet-connected adjustable beds left customers stuck halfway up all night. Imagine that...

This week, OpenAI made waves by launching ChatGPT Atlas, an AI-powered web browser that’s not just a Chrome extension; it’s a full-on competitor. Atlas puts ChatGPT at the center of your browsing experience, letting users search, summarize, compare, buy, and analyze online with AI-driven workflows. No more tab overload or endless copy-paste; the browser can even perform agentic tasks, navigating pages and extracting info for you while remembering what matters from past visits.
Challenging Chrome’s Reign
Atlas is the first real browser to seriously challenge Google in years, taking the fight straight to Chrome, which still holds about 68% of the global market and more than 3 billion users.
OpenAI’s launch is significant not just for its feature set, but for its timing: it drops as Google faces mounting legal and regulatory pressure over its browser and search monopoly.
LLMs vs. Old-School Search: The New Landscape
The new browser is just the latest example of how large language models (LLMs) and generative AI are reshaping digital habits, especially search. ChatGPT now claims over 800 million weekly users, and recent reports show it commands 9% of global digital query volume versus Google’s 81%.
That’s a massive leap, considering ChatGPT only launched in late 2022. Studies reveal users spend triple the average time per session on ChatGPT compared to Google and are increasingly turning to AI assistants for direct answers, summaries, and creative tasks, rather than wading through lists of hyperlinks.
Expanding OpenAI’s Reach
OpenAI’s not just reinventing how we browse…they’re laying claim to tasks and internet real estate that Google once monopolized. With Atlas, OpenAI adds a browser to its growing ecosystem alongside ChatGPT’s expanding features for work, shopping, search, and digital assistance. The goal? To become the AI-powered “super assistant” sprinkled through every part of our online lives and erode the once thought to be unbreakable grip of legacy tech platforms.
What Does It All Mean?
The browser war just got a major shake-up, but let’s be honest: is anyone surprised? Atlas throws the challenge to Google, showing that combining LLMs, native AI search, and agentic web navigation can change how people use the internet.
With regulators watching and competitors scrambling (Microsoft launched its own AI-powered browser just two days later, while Perplexity has its own agentic browser in Comet), the next few years could finally upend web habits that have held steady for decades. Innovation is a thing of beauty, and as we might see, some monopolies might not be unbreakable after all.

There's only $25k left in our brand new property, The Singletary, launched just two days ago.
This property stands out with 10 bedrooms and 4 bathrooms (including 2 ensuite), delivering multiple years of consistent, high-occupancy rental performance. Located close to METRO bus stops and Highway 288, it’s perfectly positioned for Houston’s workforce looking for quality, affordable living. The property underwent a full renovation in 2022, setting the stage for a truly turnkey handoff.
Current underwriting projects a 9.2% Year 1 cash yield and $52,800 in post-PadSplit fee income, which is actually below the T12 actuals, meaning there's meaningful, proven upside from day one.
This off-market, exclusive property comes directly through our internal network; it truly is the kind of opportunity you won’t see anywhere else.

Project Hail Mary is a high stakes, science-driven thriller set in the depths of space. The story follows Ryland Grace, a lone astronaut who awakens with amnesia aboard a spaceship, gradually piecing together his mission to save Earth from an existential threat. Weir's blend of detailed scientific problem-solving and everyday humor makes the technical aspects both accessible and engaging for a wider audience.
The novel’s strength lies not only in its clever and fast-paced plot, but also in its emotional depth. Grace’s journey is compelling, with massive stakes, and his discovery of an unexpected ally brings a surprising warmth to the narrative that I didn’t expect.
Fans of Weir’s other famous work,The Martian, will feel right at home with this one, but Project Hail Mary very much stands out on its own. This one is a satisfying science fiction adventure that’s hopeful, inventive, and very hard to put down once you get going. Whether you’re a fan of the genre or new to sci-fi, this book delivers an amazing experience.
⭐ 4.81 / 5.0 in my book (no pun intended)

Around 6,000 years ago, it had rivers, lakes, and lush vegetation, a dramatic change from the arid desert we know today. Who’d have thought?
